Water heater leaking or burst? What to do now, and whether insurance covers it

Shut off the water and power to the tank, document the damage and start drying. Policies usually cover sudden water damage, but not the water heater itself.

What to do right now

  1. Turn off the cold water supply to the tank. The valve is on the pipe going into the top of the heater. If you can't find it, shut off the main.
  2. Turn off the power or gas. Flip the breaker for an electric heater, or turn a gas heater's control to "off" or "pilot."
  3. Be careful of hot water. The tank can hold 40 to 80 gallons of scalding water. Let it cool before you touch it.
  4. Photograph the heater and the damage. The label with the model and age, where the water is coming from, and every wet area.
  5. Start drying within 24 to 48 hours. Water heaters are often in basements and closets, where water spreads under walls and floors.
  6. Report the claim. Note the heater's age; the adjuster will ask.

Is it covered?

When a water heater suddenly bursts or a fitting fails, most homeowners policies cover the water damage it causes: drying, flooring, drywall and damaged belongings, minus your deductible.

What's usually not covered

  • The water heater itself. Replacing a worn-out tank is treated as maintenance.
  • Slow leaks. Damage from a tank that dripped for weeks, or rust and corrosion over time, is often excluded.
  • Mold beyond a set limit, if the leak went unnoticed.

What the adjuster will look at

The heater's age and how the leak happened. A sudden burst or broken valve reads very differently from a tank that rusted out slowly. Photos of the label and the leak point help, and so does keeping any failed part.

Should you call a water damage company?

If water reached finished floors, walls or carpet, yes. A full tank can spread water further than you'd expect, and moisture meters find what you can't see.

Common questions

Does homeowners insurance cover a leaking water heater?

It usually covers sudden water damage from a burst or failed fitting, but not replacing the heater itself or damage from a slow leak.

How long do water heaters last?

Tank water heaters usually last about 8 to 12 years. Rust, rumbling noises or water at the base are signs it's near the end.

Should I drain the tank?

Once the water and power are off and it has cooled, draining it stops any more leaking. A plumber can do this if you're unsure.
